How to Handle 2 Simultaneous Transactions

Here’s my advice for buying and selling at the same time.

If you currently own a home and want to sell it so that you can buy another home, how do you coordinate both transactions? Today I’ll share my advice about how to undergo this process.
First of all, sit down with your agent to make a plan. With this strong seller’s market, we have more leverage when it comes to managing your closing date as a seller. On the buying side, things can be more challenging when competing with multiple offers, especially when the purchase is contingent on the sale of your home.

"We’re experienced with coordinating sales and have the resources and processes in place to help reduce your stress."

The best strategy largely depends on your personal circumstances. Is there somewhere you can temporarily move after you sell your current ho ...

Which Is Better for You: Resale or New Construction?

Here’s how resale homes and new construction differ.

Which is better: resale homes or new construction? The answer depends on your situation.

With resale homes, you know that they’re ready to move into right now. You don’t have to wait for them to be built. They have window coverings, upgrades, and have been personalized. They also have landscaping (for the most part), and some resale homes have custom backyards with water features, pools, or fire pits. On top of that, they’re located in established neighborhoods with overgrown trees, and some come with appliances already installed.
That said, buying a resale home means you’ll be paying over market value and competing with other offers. With new construction homes, the price is the price. Once the lot is released and you’re locked in, that’s the pri ...

The Difference Between Cash Offers & Financed Offers

Here’s how cash offers and financed offers are different from each other.

What’s the difference between a cash offer and a financed offer? There is no black-and-white answer. We judge each offer by its own merit, and the bottom line is that once a transaction closes escrow, the seller gets their money regardless of how it got there. There are many more details inside each offer that we have to review and explain because certain terms in a cash offer can make it less desirable than a financed offer (e.g., contingencies or timelines, etc.).
Cash offers get the benefit of the doubt in this market, where we’re seeing multiple-offer situations and prices being bid upward. This brings up the possibility that a home might not appraise for its purchase price, but with a cash offer sellers don’t have to worry about that because there i ...

If you find yourself in a multiple-offer situation for a home you love, here are some steps you need to take to make sure you're the one that ends up with the home:

1. Offer more than the list price. In a strong seller’s market like this, you may need to go all in all at once. Your agent will run a CMA to further analyze the home and what you should offer. A very attractive offer is a winning offer in this market.

2. Get pre-approved. A seller will not reject a fully qualified buyer to accept a higher offer from an unqualified one. Getting pre-approved also lets you know what your price point is to stay within your budget.

A very attractive offer is a winning offer.
3. Waive any unnecessary contingencies. Proceed with caution. While waiving contingencies ca ...

When you’re interviewing agents for your next real estate transaction, what questions should you be asking? Here are three important questions to ask in order to ensure the agent you pick is the best one for the job:
1. “How long have you lived in the area?” This gives you an idea of their knowledge of the local area, what there is to do, and where is the best fit for you given your goals.
2. “Do you have a comprehensive vendor list?” An agent with a comprehensive vendor list is likely limiting their list to those they feel confident referring. It makes a great resource for you during and long after your purchase.
3. “Do you have a successful support staff?” A successful agent will often be in the field, showing homes, meeting appraisers, and attending h ...
