Buying a home is not as simple as it seems. Your home is your biggest investment, so we want you to be happy with every aspect of your purchase. There are a lot of different things you might have to consider:
HOAs might cause some issues. You might not be able to park your RV at the house, have chickens, or even work on your car in your driveway.
There may be legal issues with the property. If it’s a condo, they might be in a lawsuit. If you’re buying a home, there might be a lean or easement on the property.
We need to know stuff about the location. Is it in a flood zone? It might be next to a utility road, and if so, what are the regulations around that road? The area might have a low-producing well that could sustain certain features you might want, like an o ...

How to Get Your Home Ready to Sell

Here’s my guidance for preparing your home to be listed for sale.

If you're thinking about listing your home for sale, here are my ideas for how to prepare your home to sell quickly and for the most money possible:
1. Clear the clutter. Take this time to get rid of items in your home that no longer serve a purpose to you. You can do this by going through all the old boxes from your garage and calling your favorite donation centers to come and pick up those items. You should also clean out your junk drawers and closets that just seem to collect all the spare ‘stuff’ you don’t want to take to your new home. If you do all this, you’ll feel clean and fresh by the time it comes to list your home.
2. Depersonalize. I know that your family photos are so important to you, but when you’re listing your home, the buyers need ...

3 Things To Avoid at the Close of Escrow

Make sure you don’t fall into these pitfalls at the close of escrow.

Today I’ll go over three common escrow pitfalls that we want you to avoid:
1. Credit. The credit that got you approved needs to be the same as when you close. You generally don't want to make any big purchases, pay anything off, or make large deposits. Talk to your lender to make sure that it won’t affect your ability to close escrow. Right before closing, the lender will be doing another credit verification.
2. Timelines. There are contractual timelines built into your agreement to purchase the home. Lenders also have deadlines for information needed to finish the transaction. You need to be very responsive to any requested information in order to close escrow on time. It will save you money, time, and stress.
3. Wire fraud. Pay attention if you get a request ...

How to Handle 2 Simultaneous Transactions

Here’s my advice for buying and selling at the same time.

If you currently own a home and want to sell it so that you can buy another home, how do you coordinate both transactions? Today I’ll share my advice about how to undergo this process.
First of all, sit down with your agent to make a plan. With this strong seller’s market, we have more leverage when it comes to managing your closing date as a seller. On the buying side, things can be more challenging when competing with multiple offers, especially when the purchase is contingent on the sale of your home.

"We’re experienced with coordinating sales and have the resources and processes in place to help reduce your stress."

The best strategy largely depends on your personal circumstances. Is there somewhere you can temporarily move after you sell your current ho ...

Which Is Better for You: Resale or New Construction?

Here’s how resale homes and new construction differ.
Buying a home? Click here to start your new home searchSelling a home? Click here for an instant home value check

Which is better: resale homes or new construction? The answer depends on your situation.

With resale homes, you know that they’re ready to move into right now. You don’t have to wait for them to be built. They have window coverings, upgrades, and have been personalized. They also have landscaping (for the most part), and some resale homes have custom backyards with water features, pools, or fire pits. On top of that, they’re located in established neighborhoods with overgrown trees, and some come with appliances already installed.
That said, buying a resale home means you’ll be paying over market value and competing with other offers. With new construction homes, the price is the price. Once the lot is released and you’re locked in, that’s the pri ...
