Buying a home is not as simple as it seems. Your home is your biggest investment, so we want you to be happy with every aspect of your purchase. There are a lot of different things you might have to consider:
HOAs might cause some issues. You might not be able to park your RV at the house, have chickens, or even work on your car in your driveway.
There may be legal issues with the property. If it’s a condo, they might be in a lawsuit. If you’re buying a home, there might be a lean or easement on the property.
We need to know stuff about the location. Is it in a flood zone? It might be next to a utility road, and if so, what are the regulations around that road? The area might have a low-producing well that could sustain certain features you might want, like an orchard. Not to mention that we’ll need to discuss wells and septics to make sure you understand how to maintain them and what they entail.

Certain loans may not work with particular homes. So we want to inspect these homes early to see if they will work with your financing. Otherwise, it might cost you a lot of time and money later.
If you have fixtures like a gun safe, you may need to consult an expert to avoid issues like post-tension slabs. You might have horses. You might need to be in the zoning of your kid’s school.
There are a lot of small items like these to consider, but it is our job as real estate agents to research all of them for you. We want to know what’s important to you and make sure your home accommodates that.
